Cambourne Construction Code

The following rules of operation will be applied to all developers during the development of the site.

GENERAL DUTIES
All staff employed in connection with the development of the site will have due regard to the occupants of nearby dwellings in he performance of their duties. All employees will be made aware of these rules and will be bound by them.

WORKING HOURS
All activity connection with the normal working of the development will occur between the hours of 07 .30 - 18.00 hours Monday to Friday, 07 .30- 13.00 hours on Saturdays. No works shall occur on Sundays or Bank Holidays. Any exceptions to the above will require express approval by the Cambourne Company Management. However, nothing herein shall have the effect of restricting the use of completed houses for sales purposes or operations necessary in the event of emergency.

SITE ACCESS
The site will be accessed via roundabouts to be built on the A428 from the commencement of the development.
Construction traffic will be separated from sales traffic and residents traffic at the first roundabout off the A428. No site traffic will be permitted on the main site roads or adopted roads.
All construction traffic will be routed to the site in accordance with the planning consent. That is, it will be directed to the site via the main roads A428, A 14, Ml I, A5O5, A6O4 and the Caxton By-pass when constructed.
Signage will be sited in the locality of the site and around the local villages which directs the traffic via the main roads specified above and away from the following villages;Bourn, Caxton, Comberton, Coton. Toft, Hardwick, Highfields. Madingley, Dry Drayton, Knapwell and Elsworth.
All developers are to apply, as a precondition of any contract, restrictions on contractors and employees in respect of the access arrangements above. Site Management will have the right, as a precondition of granting any developer or contractor the opportunity to develop any part of the site. to insist that operatives who act in a manner which contravenes this rile will be removed from the contract.

SITE SECURITY ARRANGEMENTS
Staff will be employed to control access to the development.
Responsibility for individual development site security will lie with the respective developer.
Signs will be utilised throughout the site to alert all concerned where construction activities affect or occurs close to private residences and public rights of way.
It is a requirement of health and Safety Regulations that all developments require an appointed Safety Officer. This will be the responsibility of each developer and contractor.

SITING OF OFFICES COMPOUNDS
All storage of materials and administrative accommodation situated on the site of construction, shall be screened from adjacent activities by close boarding, fencing or other boardjng. They should not be situated adjacent properties which are already completed and occupied.
A series of common contractors car parks will be identified throughout the development by the Cambourne Company and should be used by all personnel associated with building activities.
No contractors vehicles will be permitted to be parked on spine roads at any time.

CLEANING OF PUBLIC ROADS
The Cambourne Company will ensure that all adopted roads will be cleaned at regular intervals daily in response to weather conditions. The cost of this will be borne by all developers.

HAUL ROUTES
A series of dedicated haul routes will be identified throughout the development which will be constructed to base course standard do as to reduce the likelihood of nuisance caused from dust. These will include the provision of wheel washing facilities, which will be used on all vehicles leaving the site and entering the strategic road network. The cost of this will be borne by all developers.

CONTROL OF WASTE
No disposal of waste materials shall occur within individual sites through combustion or burying. All developers and contractors are to ensure the regular removal of all waste from their sites. All sites to be maintained in a clean and orderly manner throughout construction.
Top soil/Soi1 stripping and movement
All top soil stripped from the site will be retained within the site and either stored or re-spread in areas to be defined progressively throughout the development.

SITE SIGNAGE
A strategic policy will be established prior to the commencement of development to manage the use of temporary signs associated with the development.
This will develop the principle that all signage will be accommodated within one of a series of specially designed 'Cambourne' signs.
No individual developer boards, flags or other insignia will be permitted in Cambourne or within individual development sites unless exceptional circumstances can be demonstrated to the Cambourne company.

Construction traffic will be directed to and into the site by complementary though distinct 'Cambourne' signs.

Sales signs will be incorporated into the overall strategy for the whole development and will be the same as normal Cambourne signs
