The planned density figures for the village envelopes within the Cambourne site are (as defined on the MasterPlan, April 2000):

Great Cambourne 22.5 dwellings per hectare
Lower Cambourne 28.02 dwellings per hectare
Upper Cambourne 23.86 dwellings per hectare

These figures are considerably higher that the average quoted in the EIP Panel Report (15-20 dph) although slightly below the current guidelines as defined in the PPG3. However Cambourne is designed on a traditional village concept with higher densities decreasing as the development moves away from the central spines. This application would run counter to that strategy and lead to the erosion of open land lying between Lower and Great Cambourne.
